About Marvelli Town & AssociatesMarvelli Town & Associates (MTA) was established in 1989 to meet the need for a Residential Property Specialist in the heart of Melbourne's Central Business District. For many years there was resistance to city living with several high rise residential buildings constructed in the 1960's not being accepted. Developers then focused on consolidating sites and building luxurious, 'state of the art' office buildings. With the following recession, office space became an uneconomical rental option. Fairytale leasing incentives were being offered to potential office tenants and developers no longer consolidated sites for commercial/office developments. Attractive terms and conditions for these new buildings enticed many long standing tenants from established buildings, resulting in drastic vacancy increases in Melbourne's older styled and dated office sites. Developers experimented, converting some older character filled buildings into residential apartments. The huge demand for owner occupation or investment made these projects a great success. With immense interest and development in the residential market within the CBD, the need for a residential property specialist became apparent; with most agents catering for the commercial property market. After survey results confirming residential growth in the city and a limited number of residential property managers to service landlords and tenants, MTA established an office in Queen Street to offer a comprehensive Residential Real Estate service including, Sales, Leasing, and Body Corporate & Building Management in all areas of Melbourne, the CBD and suburbs. |
