A Body Corporate is a legal body formed by the individual owners who collectively own a portion of land or a building. It is responsible for regulating
and providing the upkeep of all commonly owned areas such as gardens, parking, swimming pools, elevators, etc. The Body Corporate also provides property
and public liability insurance.

- Ensure that the legal, financial, insurance and maintenance requirements of the Body Corporate are carried out in accordance with the owners'
instructions and statutory requirements
- Call and conduct the annual genaral meeting, including the preparation of an agenda, recording the minutes and attention to instruction derived
from meetings
- Attend promptly to correspondence and general administrative matters
- Maintain an up-to-date register of members of the Body Corporate
- Prepare and issue Body Corporate certificates
- Collect and hold all Body Corporate funds in a trust account or in an account in the name of the Body Corporate
- Manage the payment of accounts and collection of all outstanding moneys
- Maintain up-to-date financial records and arrange taxation returns if necessary
- Prepare budget estimates and financial statements for each annual general meeting
- Ensure continuous insurance cover is maintained to meet any specific requirements
- Seek advice on periodical assessments for insurance requirements
- Ensure common property is adequately maintained
- Advise on Body Corporate and owners' responsibilities in respect to maintenance requests
- Assess maintenance requirements, arrange specifications and quotations for authorisation and verify completion of work
- Advise owners’ on rights and responsibilities to assist in resolving any disputes between the members of the Body Corporate
- Administer the rules pertaining to the Body Corporate and advise of procedures for adopting any special rules required
- Undertake management and/or seek expert advice relating to capital improvements or major maintenance projects
- Attend court or tribunal hearings as required
- Carry out regular weekly inspections of the property to ensure that all tasks are being properly executed and at the same time ensure that tenants are not violating the Body Corporate rules
